In Nov 2009, UOA launched the SOHO concept of Binjai 8 after bought over the land from Lum Chung of Singapore. UOA retained much of the original intent of Lum Chung’s façade of the building  except it was Lum Chung’s idea of a full fledge residential block.

 

Location

Situated on the cul de sac of lorong Binjai, neighbouring Binjai Residences and Corinthian and at the back of Troika, the location was said to be the last lot of land available at lorong binjai at the rear end of some of the well known KL landmarks. However it close proximately to Ampang MRT (approx. 5 mins walk) and just mere 800meters away from KLCC makes this a perfect home for SOHO setup that doesn’t require frontage advantage.

There are also easy access to Binjai 8 via Jalan Tun Razak, Jalan Ampang, Ampang Elevated Hwy and Smart Tunnel.

The Units

All units come with fully ducted individual aircond units, broad band sockets, timber flooring for bedroom/room, fully tiled bathrooms, kitchenette but only polished concrete flooring for other areas.

The smallest unit (753sq) comes with one room with unsuited and a common bathroom. Next up is 1,031sq with 2+2 suite and 13XXsq w dual entrance 2+2 and 3+2 suites and 4 rooms 1785sq.

The views consist of KLCC (sold w premium), Corinthian, Troika and Jln Ampang.

Car Park

All units are entitled to rent at least one guaranteed car park from management at the rate of Rm125/mth, and extra car park is said to be at Rm250/mth subject to availability. Maintenance fee is set at Rm0.35 per sq + 10% sinking fund.

Conclusion

As usual, an UOA product that is more suit to use as office cum residential than pure residential unit due to the lack of fancy facilities and common garden. It’s a product that filled in the blank for pure SOHO for KLCC area at this stage, until the completion of Monoland’s KL SOHO. Its freehold title and the KLCC view is to die for (amid faces western sun).

Friends commented that the building is lack of signage and direction to common areas and units. And once you have parked your vehicles at the basement, you need to pass through the common reception area to gain entry to your unit. This might not work too well for someone that needed a bit of privacy.

The building is vped in Nov 2012 and the known transacted price is approx. Rm1,400psf.

    1. Thank you benz for yr kind words. Somehow this b8 manages to fly under the radar for most investors, maybe its not exaxtly one of those ‘must buy’ property in klcc and uoa doesnt really promote it as hard as it should.
      Nevertheless its the last freehold land and have perfect view to klcc and its future 4seaso condo. For a very special ground of investor that require opis n residential unit in this pt of klcc.

    OK, just got stumbled upon this review from Yahoo. Very nice pics, although I am not very familiar with the nuances of Malaysian English (I’m from Cedar Knolls, New Jersey). Have been shopping around for a KLCC unit for some time now (due to move here next year April – I will be working in the Petronas Twin Towers), and Binjai 8 is one of my top choices. The other review I came across was – http://klcccondominiums.com.my/binjai-8/ – what do you guys think of that? The reviewer wasn’t 100% enthusiastic about the property it would seem to me.

      Are you looking to rent or buy a unit?
      I think Binjai 8 has good location, but if you are using it as residential, there might be tiny problem that someone else use it as office.

      Have you look at one of the post in this blog, https://propcafe.net/zoning-of-klcc-properties-zone-1-and-zone-2-where-and-what-to-investbuy/ ? I think this post is a nice intro into KLCC condo, maybe you can take a look too.

      I do own a unit in one of the KLCC condo after reading this post. 🙂

  4. Dear Azlan,

    to get the best KLCC towers and Klcc park view, Type B2 (1347sq) will have the best view, followed by Type A1 (753sq). Type A2 (1031sq) and Type A3 (1387sq) will certainly have the Klcc park view and will have to look out of windows to get the towers view. You need to look for units that facing Western or South Western views to face KLCC and its park.

    Bear in mind that all these KLCC view might be partially or fully blocked if KLCC holding decided to develop its water cooling building or the piece of land that houses an old bungalow in front of B8 got developed.

    No matter what happens, rest assure that whatever projects taken place in the future, it will only enhance the value of B8 as the buildings that build around this area will be super premium and branded….much like the 4 Seasons building currently takes place.
