  • Presently there is only one relevant product comparable to Project REV.O, Aurora Bukit Jalil.
  • Aurora SOVOs are marketed at 600-1300sqft 750-800psf with total absolute price of >RM600,000.
  • However the final leftover 46units are for sale by developer between RM780-840psf net.

Conclusion

  • The REV.O is an unique product whereby it doesn’t own any land in Ho Hup parcel, but builds on Ho Hup’s hybrid mall shop lots and directly opposite Malton’s so called Pavillion 2 project.
  • Ho Hup has 18% GDV interest in Malton’s 50 acres Bukit Jalil City development whereas Ho Hup itself has 10acres of prime commercial land which they are developing (and near fully sold) Aurora Hybrid Mall and one block of SOVO.
  • Neither Malton nor Ho Hup will like to see this master development stalled or less upbeat for their future earning. Its expected that when Malton finally releases their service apartments   (in their master plan), the pricing is said to be above RM800psf.
  • The uptrend potential of REV.O is undeniable when the entire Bukit Jalil City development is taking shape and its demand for commercial usage of REV.O will be there to take advantage of it.

  • Bukit Jalil highway will be expanded to 8 lanes highway from Puchong to Astro in the near future with additional linkage to/from KESAS highway. However there is no concrete resources to prove this statement.

  • REV.O is commercial building and it has obtained development order approval. This project will take 4.5 years to complete.
  • The timing is coincide with the completion of Ho Hup’s Hybrid mall and hopefully just in time for Malton’s long awaited Pavillion 2 Bukit Jalil open its door to the public, if Malton is sticking with their master plan proposal. We hope the Bukit Jalil City Pavilion Mall is as good as the Pavilion Kuala Lumpur Mall or if not better at least comparable and as successful as the IOI City Mall.

  1. Good share. A question. I remember seeing the master plan last time and the service apartments are all on the other side facing the park, and not on the mall. Has there been a change?

    1. Sorry. I don’t quite get you. Which service apartment you are referring to? There are two malls here. Aurora Hybrid Mall and Bukit Jalil City Mall.

      1. Hi, I am referring to Pavilion Bukit Jalil mall. Reading the comments above mentioning to expect service apartments to be on top of this mall but the last time I saw Malton master plan all the residences are on the other end facing the park?

  2. hhhmmmm…..
    it’s a bit puzzling reading the layout analysis when there’s nothing shown in the slides.
    anyhow, am amuse to find the presentation and suggestions of “living rooms”, “kitchen”, “bathroom”, “master room”, etc. we are referring to a sovo now, aren’t we? shouldn’t the presentation be skewed towards “lounge”, “reception area”, “pantry”, “washroom”, “manager’s room”, “meeting room”, “discussion room” and what not?
    i felt that Rev.O have a strong thing going for it. congrats to the purchasers who manage to snag a unit or 2. given that it is sitting on a reasonably good location, it would do well no matter what product it offers with the correct pricing.
    what disappoints me though is why the ambiguity of offering a sovo or soxo product. and to make matters worse by giving a pretense of the possible usage of space through a residential effect?
    given the strong and significant location, i felt that it could have done better in terms of positioning. would purchasers grab it if it’s a full office suites instead? it’s somewhat akin to grabbing an office suite along the boulevard across mid valley.
    i also like the comparison slide where one was structured towards adjacent projects (which coincidentally involves only residential) and another structured towards sovo/soxo/soho/suites/etc. it remains unclear (or at least only to me personally), the direction of these new products “soxo”. while pj5 soho has VP, it is still a true hybrid of resi cum office. even then, occupancy seems low. and taragon kelana is hardly occupied at all. it will truly be a marvel to start sighting these new groups of products in the market and how they fare. looking forward to the somewhat first batch of graduates in the like of summer suites in kl.
    perhaps propcafe can help users to unlock the myth surrounding soxo product and help readers understands it better. not copy and paste of articles out there but perhaps some concrete findings based on authorities feedback or so?
    but a detailed analysis nevertheless and for that, a kudos to the entire team at propcafe!

    1. Kochin. Good feedback on the layout analysis. If u were one of the participants in coffee session, you would see the different layouts which includes all the partition, beds etc lol. We didnt put it here bcoz of certain reasons and thats why u see it bare layouts here.

  3. The PBJ plan is keep changing from what i was told… the plan that we knew there would be 4 blocks of residential sit on common podium that sit on the other side of the park.

  4. Thank you for the feedback Kochin. What can be done on the space or words that used is just expression and opinion of Propcafe in this review. Ultimately it is the buyers’ right to be use the unit the way they see it fit. The developer is positioning the product as SOVO and they probably have their reasons to do so….

    The brief first comparison was made with those comparable products in Klang Valley and second comparison was for Bukit Jalil Area. However we couldn’t find similar product to be compared with exception of the Aurora SOVO that already briefed in earlier slides. therefore the comparision was made with residential products in Bukit Jalil.

    Personally i think SOVO, SOHO have their fans and ppl who are skeptical on it. Ultimately, this may be high risk investment that relies on developer execution and may not everyone’s cup of tea.

  10. Thks for your prompt reply. My friend managed to get one unit for ard RM970 psf after rebate. The construction period is 54 months from the date of SPA so the psf price will be ard RM1,050 after completion. Do u think the psf price is too expensive after vp ? Stil can flip for profit after deducting the rpgt, legal fees etc ? Dont u think the ceiling height is too low ? Thks
